SHARBAL STUDIO / CanadaReal Estate Lead Generation Canada | Costs & Campaigns
Generate useful real estate enquiries for your Canadian market. We plan campaigns around the city, property type, buyer or seller intent and your team’s follow-up capacity, with remote campaign support across Canada.
Define the lead before buying the click
A submitted form is an enquiry, not a ready-to-close sale. Agree the location, property interest, budget band and timeline your sales team needs. Keep the form proportionate: collect enough to route the enquiry without asking for unnecessary sensitive information. Review duplicates, unreachable contacts and unsuitable requests separately from total submissions.
Canada: respect the local market
A Toronto condominium buyer, an Ottawa seller and a Vancouver property investor need different messages. Define one service area and offer before expanding. Use approved listing information and check the applicable platform requirements for housing advertising. Campaign management can be remote; photography, viewings and sales follow-up need an agreed local plan.
Connect advertising to sales feedback
Google Search can address an expressed search intent; Meta creative can introduce an offer while someone browses. The right mix depends on the brief, budget and account readiness. Keep campaign and landing-page messages consistent, record the source of each enquiry and review contact rate, qualification and appointments. A cheaper form submission is not automatically a better commercial result.
COST, EXPLAINEDReal estate lead generation cost in Canada
Compare the same definition of a lead and the same included services. Keep media cost separate from the full campaign investment. The following USD example explains the arithmetic only; it is not a market benchmark, forecast or quoted lead price.
| Illustrative input | Calculation |
|---|
| Ad spend / recorded leads | $1,000 / 20 = $50 CPL |
| If only 5 meet your qualification criteria | $1,000 / 5 = $200 |
| Management at 20% of that budget | $1,000 × 20% = $200 |
| Media + management per recorded lead | ($1,000 + $200) / 20 = $60 |
Production, technology and applicable taxes would be added if separately quoted. Track qualified enquiries, appointments and completed outcomes alongside CPL. Your agreed lead definition determines whether the comparison is useful.

How much does a real estate lead cost?
There is no fixed price that applies to every market or campaign. Media CPL equals ad spend divided by recorded leads. Qualification, location, inventory, competition, creative and follow-up all affect what those leads are worth. We use an initial testing plan and account evidence to agree the next budget; we do not sell a guaranteed number of ready buyers.
How are your management fees calculated?
Choose 20% of the campaign budget, a fixed monthly retainer quoted in USD, or an eligible after-sale agreement. The 10% success-fee model is based on collected brokerage commission from completed sales attributed to the campaign, not the property price. Scope, eligibility and attribution are agreed in writing.
Are ad spend and production included?
Advertising spend is separate from management fees. Creative production, landing pages, CRM integrations and on-site filming are included only when listed in your proposal. Website package prices are USD, including for Canadian clients; taxes are additional where applicable.
What should I send for a proposal?
Share your website, target market, offer or property details, available assets, planned budget and sales follow-up process. We review the brief, recommend a starting scope and confirm responsibilities, reporting and timing before launch.
