A property video should make the space easier to understand. A collection of attractive angles can still leave viewers unsure how rooms connect or what makes the property relevant to them. Plan a route through the home before choosing camera moves.
Start with the property’s actual strengths
Write a short brief with the property type, intended buyer, standout features and approved factual details. Ask which spaces matter most to that buyer. A family home may need a clear relationship between living areas and bedrooms; a compact apartment may benefit from showing storage and practical circulation. Confirm access, tidy the location and remove personal or sensitive items before filming.
Build a route rather than a montage
Capture an establishing view, entrance, main living space, kitchen, bedrooms and relevant outdoor areas in an understandable order. Include transitions that preserve orientation. Wide shots explain layout; details show materials and character. Avoid lens choices or edits that materially misrepresent size or condition. If an agent appears, give the introduction a purpose rather than letting it consume most of the film.
Plan vertical delivery before the shoot
A horizontal frame cannot always be cropped successfully into a vertical reel. Compose key moments with both uses in mind or capture dedicated vertical shots. Leave room for accurate property information and captions. Record clean sound where needed, and decide which version is a listing overview and which is a short invitation to book a viewing.
Review facts and next steps before release
Check room descriptions, price references, availability and contact details against the approved listing. Distinguish actual footage from virtual staging or proposed visuals. Ensure the final call to action points to a current destination. Keep a version record so updated details do not coexist with an outdated paid ad. The best handover includes clearly named files and an explanation of intended placements.
Practical checklist
- Confirm access, listing details and filming permissions.
- Create a room-by-room route with useful transitions.
- Plan horizontal and vertical versions before filming.
Can you edit property footage we already have?
Yes, subject to footage quality, rights and the intended outcome. Send sample clips first so missing shots and realistic editing options can be identified.
